 PASSPORT OF INDUSTRIAL PARK "KAMYANETS"

1. GENERAL INFORMATION

• Name: Industrial Park «KAMYANETS»
• Initiator of Creation: Kamianets-Podilskyi City Council
• Location: Ukraine, Khmelnytskyi Region, Kamianets-Podilskyi District, city of Kamianets-Podilskyi, Ruslana Konoshenka Street.
• Land Plot Type: «Greenfield» (undeveloped land plot free of real estate properties).
• Total Area: 15.7300 ha (consists of three plots: 6.0593 ha, 6.4247 ha, and 3.2460 ha).
• Term of Operation: 30 years from the date of adoption of the decision on creation.

2. FUNCTIONAL PURPOSE AND TARGET INDUSTRIES

Priority is given to environmentally safe activities with high value added:

• Manufacture of food products and beverages.
• Manufacture of machinery, equipment, and fabricated metal products.
• Warehousing, postal, and courier activities (as a service component).
• Renewable energy facilities (in particular, rooftop solar power plants).

3. KEY TECHNO-ECONOMIC INDICATORS (FULL DEVELOPMENT)

• Total Building Area: 61,391 sq.m. (manufacturing — 34,551, warehouse — 20,080, non-residential/administrative — 6,760).
• Engineering Resource Demand:
  • Electricity: estimated capacity of 4.0 MW (annual consumption — 10.9 thousand MWh/year).
  • Gas Supply: 2,000 cu.m/hour (annual consumption — 4,615.4 thousand cu.m/year).

4. INFRASTRUCTURE AND PROVISION PLAN

• Transport Accessibility: adjacent to the N-03 highway (Zhytomyr — Chernivtsi) and railway tracks of JSC "Ukrzaliznytsia" (construction of an own railway line with a length of 975 m is planned).
• Energy Supply: connection to Substation 110/10 kV "Agrarian University" (at a distance of ~0.9 km) with the construction of a main distribution substation 10/10 kV.
• Development Stages: development will take place in 3 stages, starting from the north-western part. Expected launch of the first participants — Q1 2028, full launch of the park — Q4 2029.

5. ECONOMIC & SOCIAL IMPACT

• Job Creation: approximately 750 new jobs (including 650 in industry, 50 in warehousing, 50 in administration). Full development is planned to be achieved in 2031.
• Salary Level: base level for 2028 — UAH 25,000 with planned annual growth of at least 10%.
• Economic Effect: total expected GDP of the park will increase from UAH 51.66 million (2028) to UAH 494 million (2034). Export revenue will account for at least 30%.
• Budgetary Effect: cumulative tax and fee receipts for the period 2028–2034 are estimated at UAH 1.025 billion, of which UAH 224.85 million will go directly to the local budget (PIT and land fee).
• Incentives for Participants: exemption from corporate income tax for 10 years (subject to reinvestment), exemption from VAT and import duties on new imported technological equipment.
